This tool takes 8 fields — buyer, price target, commission structure, exclusivity, comp source, fallback — and generates a state-specific buyer-rep agreement with a 3-scenario commission table, NAR-settlement-compliant language, MA 254 CMR 3.00 disclosures, and a plain-English addendum so the buyer actually understands what they signed.
